Utilizing smart growth concepts, our planning experience includes comprehensive planning and design for the redevelopment of blocks, neighborhoods and entire downtowns. We have written planning and zoning codes and guidelines for municipalities as well as successfully negotiated and drafted 20-year development agreements under state development laws. We can also provide estimating, budgeting and financial modeling as part of our planning services.
Development / Redevelopment
Whether it is multifamily, mixed-use, residential or commercial we have the experience to take the project from the ground up. We also have extensive experience in repositioning existing properties including the adaptive re-use of historic properties. Some of our current projects include hotel, marina and entertainment facilities as well as public and municipal spaces. From infrastructure to project management our principals have a wealth of experience and knowledge.
We have entitled a variety of projects. Our projects are designed and planned to make sense. Oftentimes municipal codes and planning requirements don’t match up to smart design. We have been successful in working with municipalities and government entities to help them understand, adapt and adopt these concepts. We also have extensive experience in dealing with environmentally sensitive sites from coastal wetlands to contaminated sites that require remediation. We deal with complicated permitting processes as well as difficult negotiations with state and federal regulators.
Design requires knowledge of form and function as well as vision. With our design partners we have created architectural designs which range from small fit-ups for our retail and commercial tenants to designing hotels, marinas, apartments and more. Being involved in the construction of our own projects has given us unique insight to what works and allows us to value engineer our designs so that dollars are invested where they count. Our smart growth experience gives us insight to the specifics of how an individual building is sited to the land; to how the combination of structures work together in a logical pattern which creates a neighborhood; to the interrelationship of streets and neighborhoods into the form of a village or town.
We can offer all of our services on a consulting basis, however, we prefer to partner in the projects that we do. In addition to those services described above we have successfully negotiated land exchanges with state governments, vested development rights, negotiated and secured state and federal tax credit deals and much more.

USG Growth Asset Advisors is supported by a team of dedicated real estate professionals who bring their highly collective experience in construction management, property law, design, entitlements, marketing, environmental remediation, capital markets and asset management.
